Panattoni launches a new investment in the Warsaw region

Panattoni has acquired a plot of 17 hectares near Grodzisk Mazowiecki and is launching a new investment in the Warsaw region. Panattoni Park Grodzisk VI will reach 80,000 sqm, with the first tenant being one of Poland’s leading furniture manufacturers.
At Panattoni Park Grodzisk VI, the company will occupy 47,700 sqm for its central warehouse dedicated to storing finished products and handling domestic and European distribution. Grodzisk’s central location – along the route between the company’s production facilities and international customers – will enable the integration of its manufacturing network with European markets and further optimization of logistics processes. Completion of the investment is planned for June next year.

“This is one of the largest lease transactions in the Warsaw region in recent years, and at the same time an example of the growing importance of Mazovia as a strategic distribution hub for both Polish and international companies,” says Marek Dobrzycki, Partner at Panattoni. “We are pleased that the tenant has placed its trust in Panattoni, choosing a solution fully tailored to the scale and dynamics of its operations. Grodzisk Mazowiecki is a location that combines excellent infrastructure, access to talent and proximity to major transport routes.”

Panattoni Park Grodzisk VI is situated in Kozerki, near Grodzisk Mazowiecki, directly on Road 719, and only 8 km from the A2 Highway of Freedom. Convenient access to the motorway, which runs across central Poland, ensures efficient service of the entire country, international shipments, and the Warsaw market. The centre of the capital is just 40 km away.

In line with Panattoni’s standards, the new investment will undergo BREEAM environmental certification at the Excellent level. The developer will implement solutions to enhance the building’s energy efficiency, including preparation of the roof for a photovoltaic installation, LED lighting, and amenities for employees and users of low-emission transport.

The Warsaw region remains the strongest warehouse market in Poland. The Mazovia province now offers nearly 7.3 million sqm of modern warehouse and industrial space, of which Panattoni has delivered 2.2 million sqm, consistently strengthening Warsaw’s position as the central logistics hub of Central and Eastern Europe. In the third quarter of 2025 alone, 87,800 sqm of new space was delivered in the region, while demand exceeded 470,000 sqm, keeping Mazovia firmly in the lead.
