European industrial real estate market leader Panattoni has launched work on its 21st park in Lower Silesia. The developer has started the construction of Panattoni Park Wrocław S8 South, which is to have an area of 18,000 sqm. The investment has already attracted its first tenant from the logistics sector, which will occupy more than 4,600 sqm. The facility is to be completed this year, in Nowa Wieś Wrocławska, close to the Wrocław Południe junction between the A4 motorway and the S8, providing an ideal connection with the main logistics centres across Poland and Europe.
Unflagging interest in Wrocław. At the beginning of this year, Panattoni achieved the milestone of having completed one million sqm of industrial space in Lower Silesia. The developer’s work in the region, however, is not slowing down, and the interest of tenants continues to drive the launch of more projects. “In the first quarter of 2021, the Wrocław market enjoyed the second largest net demand in Poland, and the economic situation was unchanged going in the second quarter, which we can be seen in our own operations. In the last three months, Panattoni has found tenants for almost 100,000 sqm of space and we are approaching 200,000 sqm this year. The enormous business potential of Wrocław – as confirmed by the Global Cities of The Future ranking – is driving the development of the entire region, which naturally translates into our more developments by us, such as Panattoni Park Wrocław S8 South,” explains Damian Kowalczyk, development director at Panattoni.
Panattoni Park Wrocław S8 South is scheduled to open in December this year and will offer a total area of 18,000 sqm. The facility will be perfectly located in Nowa Wieś Wrocławska, off the Wrocław Południe Junction, which connects the S8 road that runs through such cities as Wrocław, Łódź, Warsaw and Białystok, and the A4 motorway – running between Poland’s eastern and western borders via such cities as Katowice and Kraków. Its convenient position near the country’s southern and western borders, as well as being approx. 13 km from Wrocław Airport, provide attractive conditions for international activity, while another important advantage is that it is only 15 km from the city centre, due to the potential it gives for tenants of the park to recruit employees. This perfect location will benefit, among others, the first tenant – a global logistics and transport company that will occupy more than 4,600 sqm in the building.
The new project is being built in accordance with ‘Go Earthwise with Panattoni’ environmental standards. In addition to the aluminium and glass façade in the office and social areas to increase the access to daylight, the project will feature green zones with pocket parks and flower meadows. The park is to be BREEAM certified at the ‘Very Good’ level, and the developer will use, among others, systems that reduce water, heat and energy consumption, and that increase insulation and reduce CO2 emissions. The park will also have facilities for cyclists – including shelters and bike parking areas – as well as charging stations for electric cars. Thanks to the flexible design of the operating area, the facility will be perfect for both storage and light production. All of which is ideal for the logistics industry as well as many other sectors, such as e-commerce.
