SEGRO celebrates 10th anniversary in Central and Eastern Europe

Friday, 01 April, 2016
Industrial Portfolio of 1.2 million sq m and worth € 860 milion.
SEGRO, Europe’s largest listed owner, asset manager and developer of industrial property, has been developing and managing modern warehouse and industrial space in Poland and the Czech Republic for 10 years. In Poland, SEGRO has a 10 per cent market share, making them the second largest company in the market.

SEGRO started operating in the Central and Eastern Europe (CEE) region in 2006 and has delivered modern, high-quality customised warehouse and industrial space for their customers in a variety of sectors including logistics, retail, automotive and pharmaceutical.

Within the last 10 years SEGRO has expanded and developed its Central and Eastern European portfolio so that it now includes over 160 customers (1,200 throughout the whole of Europe) in 15 industrial parks across nine key locations in Poland and the Czech Republic. The properties are all located near main transportation hubs including harbours and airports. The locations are: Gdańsk, Gliwice, Łódź, Poznań, Stryków, Tychy, Warszawa, Wrocław and Praga.

Magdalena Szulc, SEGRO Business Unit Director Central Europe, said:

“Our strategic aim is to develop and manage modern light industrial facilities near key urban centres that also have good transportation links as it allows our customers to service the local market efficiently and effectively but also to give good access to cross-border markets.

“In the last 10 years we have developed a range of facilities – both big box as well as bespoke units – so that we can deliver what our customers need and require. We were one of the first developers to offer smaller units, starting at 500 sq m, in Łódź and Warsaw, as this is what our customers and the market were demanding.”

In the last decade SEGRO has made several successful acquisitions across the CEE region, including modern logistics assets on the outskirts of Warsaw, Łódź and Poznań worth over €100 million and a 11,800 sq m facility near SEGRO Park in Prague.

David Sleath, Chief Executive Officer, SEGRO, said:

“In line with our business strategy, we are strengthening our position in CEE key markets and across European countries through developing out the landbank we have acquired in strategic locations and acquiring suitable facilities that meet our stated criteria and the needs of our ever expanding customer base.”

Poland’s positon at the heart of the CEE region offers dynamic opportunities for investors and companies as the market demands more modern warehousing and light industrial facilities. With many road and rail infrastructure projects underway, lower labour costs and access to an educated and qualified workforce Poland is an ideal location for companies to service the increasing demands of their customers.

“By the end of 2015 the total supply of modern warehouse space in Poland stood at nearly 10 million sq m. Compared to Germany, where there is 80 million sq m, it is obvious that the Polish market still has substantial growth potential. SEGRO plans to ensure that is remains a market leader by continuing to invest and develop in Poland over the coming years.” concluded Magdalena Szulc.
